Prime London property

We work with clients and their advisers, offshore trusts, surveyors, agents, architects and designers on sales and purchases of individual lots or portfolios and the all important related licences to assign, licenses for alterations, deeds of variation, consents, service charge and rent deposit issues that arise in due diligence. We offer bespoke services, working together with our clients during transactions, and also provide translators and interpreters if requested.

Leasehold enfranchisement

We advise landlords and tenants on all aspects of leasehold enfranchisement claims, (rights to extend long leases or acquire freeholds) dealing with collective enfranchisement, lease extensions, tenant’s right of first refusal, the right to manage, and individual freehold purchases of houses. We work with surveyors, barristers and in Leasehold Valuation Tribunals. Our services include all aspects of initial collation of information, serving of notices, purchase and registration.

Country estates

We are experts in dealing with sales and purchases of country homes and estates of all sizes, and all the peculiarities and aspects of agricultural land, including unregistered land, sporting rights, mineral and water extraction licences, equestrian facilities, private rights and associated staff issues. There can often be issues relating to the National Trust, the Georgian Society and other organisations, so we work with them to ensure full compliance and co-operation when dealing with historic buildings and their regulations.

UK property

We advise on sales and purchases of leasehold and freehold properties nationwide, including refinancing, remortgaging, and sales and purchases at auction. We also assist with management disputes, tenancy agreements, licences, boundary disputes, rights of light and access, easements, rectification of the register, and adverse possession disputes.

International property

We advise on property sales and purchases in international locations, and work with solicitors in the jurisdiction of the property to gain simultaneous full compliance with UK law and oversee in many cases compliance in the overseas jurisdiction. We have acted to protect the valuable assets of a client in Mauritius and some Caribbean Islands, working with local advisors.

Residential development

We advise developers and landowners on plot acquisition, planning and environmental issues, construction, and JV agreements. We work with barristers on land tribunal issues, covenants, and enforcement actions, and liaise with local authorities and parish councils on behalf of clients. Our Central London work ranges from small investment units to design-led luxury apartments, focusing on all the detail that is so critical including site compilation, rights to light, sunlight daylight and related planning considerations including party wall awards.

Investment and portfolio management

We provide portfolio management for owners and landlords of UK Property (offshore trust companies, pension funds, family trusts, corporate entities and individuals). We advise on sales, acquisitions, maintenance, legal documentation, accounting and tax, staff management, registered office. We provide UK legal assistance for offshore trust companies owning property in the UK & elsewhere, and advise on development site acquisition and assembly, due diligence, overage agreements, s106 obligations, single to multi-plot estate developments and sales management including portfolio purchases of long leases.
